Development Coordinator

We are hiring a Development Coordinator. The successful applicant will succeed in a fast-paced progressive career, enjoy working with people in a team environment and lead with excellence. This is a full-time salary role to support Avana’s new development growth in Western Canada. Reporting to the Vice-President, Planning, you will support Avana’s development portfolio consisting of a combination of high-quality multi-unit residential and commercial projects.
Key Responsibilities:
- Design and planning of all aspects and deliverables within the Land Acquisition, Due Diligence, Pre-Development and Development phases.
- Project cost forecasting and ownership of ongoing budget management, ensuring project delivery, on-time, on-budget, every time.
- Review and facilitate all zoning requirements and limitations, lot amalgamation, site servicing requirements, energy modelling, engineering drawings, preliminary site plans and designs, professional reports, construction drawings and landscape designs as well as prepare internal feasibility reports as necessary.
- Execute and manage all necessary city applications and permit processes.
- Negotiate all associated partner and contractor quotes as well as prepare and present all associated contractual agreements for leadership execution and approval.
- Development of all tender documentation, tender list development, trade relationship maintenance, request for proposals, bid evaluation, negotiations, awards, financial reporting and closeout with oversight from the Vice President, Innovation and New Developments.
- Scheduling and scope supervision of external builders and construction management companies leading the construction of projects outside of Regina.
- Upkeep of the project schedules within Monday.com based on the leadership provided commencement dates, identifying efficiencies where necessary.
- Complete applications for housing initiative programs at various levels of government and keep up to date on the details of current, new or proposed programs.
- In this position, you will be required to work outside of the regular office hours, including evenings and weekends during busy seasons or times of the month.
- Attend and represent Avana at various community events and functions.
Skills and Qualifications:
- Class 5 Driver’s License with clean driver’s abstract.
- Minimum three (3) years of proven experience in planning within the residential and/or commercial industry, from pursuit to project completion.
- Post-secondary diploma or degree in a related discipline. PMP, P.Eng (or licensee) and/or LEED certifications is considered an asset.
- Preference to work in a fast-paced environment and a commitment to excellence.
- Accuracy and attention to detail, with fantastic analytical, organizational and communications skills.
- Strong interpersonal skills to support our internal and external teams in the resolution of time-sensitive construction challenges. Ability to be a team player.
- Ability to effectively and creatively solve problems related to planning and construction, sequencing and staffing as well as exercise tact and maintain confidentiality at all times.
- Ability to exercise tact and maintain confidentiality at all times.
- A leader with the ability to work independently as well as be a team player.
- Marketing knowledge/experience would be considered an asset.
- Computer literacy is required. You will be required to use Property Management and Planning software, G-Suite, Adobe and Microsoft programs. Experience with BuilderTrend is considered an asset as well.

Compensation Package:
- Salary Range: $65,000 – $85,000, based on education and experience. Salaries are reviewed annually in October. Consideration of alternate salary arrangements may be given to individuals with experience exceeding the requirements for this role.
- Benefits: Dental and medical benefits package. 80% of the cost is covered by Avana. Option for employee to purchase disability and life insurance.
- Pension: The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year four and 5% of salary matched in year five. Avana’s matched portion vests 12 months after the first contribution.
- Vacation Entitlement: 20 business days per year. Must be accumulated prior to taking them.
- Annual Bonus: Opportunity to earn up to 10% of salary as an annual bonus.
- Parental Leave: Inclusive of four (4) months of salary top-up, up to a maximum $15,000 total, with ongoing benefits based on the terms stated above. Pension will not apply for the duration of the period of leave. If an employee provides resignation within the 24 months following the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
- Probation Period: The probation period is 90 days from the start date listed.
- COVID-19 Protocol: Avana requires employees to be fully vaccinated. Exemptions may be made for anyone who has a confirmed medical diagnosis with a doctor’s note.
