The Director, Property Management, reporting to the Senior Vice President, Operations, will lead the long-term strategic and daily operations of the team responsible for Avana’s rapidly growing residential and commercial asset portfolio. The Director, Property Management must have a desire to lead by example in both work and culture, be proactive and strategic in their work, be committed to continuous improvement, and demonstrate an ability to be a strong team member who believes in learning and growth both personally and for others.

Portfolio Strategy & Results

Working as a collaborative leader, the Director, Property Management leads the internal and external management and maintenance of all Avana residential and commercial assets in Western Canada, from market and property launch planning through to the ongoing operational management. Proactively ideate solutions for financial and operational efficiencies and excellence.
- Requires comprehensive knowledge and management of the overall property management functions within the organization, developing priority goals to support overall objectives and key performance indicators (KPIs). Develop strategies and guide policy development for all cross-functions with all other internal teams.

Lead and guide the development, implementation, and ongoing execution of all required property management processes and procedures. -
Oversee and ideate the evolution of the quantitative and qualitative analysis as well as the monthly data reporting of performance KPIs. -
Assess and ensure compliance with all federal and municipal regulations and requirements, concerning both affordable housing requirements as well as tenancy laws and legislation. -
Lead all operational management partnership relations with CMHC, the municipalities, and Saskatchewan Housing Benefit. -
Strategize all property-related vendor and trade relationships from the budgetary and operational level on an ongoing basis, with the guidance and leadership of the Senior Vice President, Operations.
Asset & Financial Management
- Lead the management and due diligence for all new development transitions as well as potential acquisition purchases across all markets.

Develop the strategies within the operational annual budgets and expenditures, inclusive of new market start-ups, leading the team through the preparation and execution of the market and new development launches. -
Define asset-level strategies and initiatives in order to increase overall revenue, profitability, and operational efficiencies to ensure high rates of return on property investments. Plan and direct all aspects of Avana’s organization's asset management policies, objectives, and initiatives. -
Lead planning and oversight of all capital property improvements. Identify the needs for annual operating and capital expenditure budgets. -
Monitor and make recommendations on budget performance and prepare quarterly summary reports. Review and approve expenditures within specified budgetary guidelines every month. -
Review commercial lease agreements to ensure appropriate property standards and terms. -
Establish the evolution and development standards of the property management software, coordinating it as the central communication system involving transaction and resident activities for all residential and commercial rental properties.
- Review and audit property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures.
- Oversee the standards for ongoing, regular property inspections to ensure buildings are up to internal standards and meet all government standards such as fire safety. Management of these duties is led by the Team Leads of property and asset management.
- Lead and guide the management of all safety regulations. Ensure emergency preparedness policies and procedures are in place for respective properties and are reviewed annually.
- Oversee all insurance claims and incident reports as well as assist in legal proceedings with the Team Lead, Property Management, and the Finance Division executing the in-field and administrative requirements.
Internal Growth & Development
- Forecast all short and long-term hiring as well as outsourcing needs with active participation throughout the hiring process.
- Build, manage, and mentor high-performing, committed, and enthusiastic employees, while also developing a thriving team environment and culture with strong staff retention. Conduct formal staff meetings no less than once per month.
- Performs employee relations functions to enhance the productivity of individuals and their teams to achieve objectives and KPIs.
- Attend weekly leadership meetings to lead and contribute to strategic decision-making.
- Contribute to the leadership of Avana in a proactive and meaningful way. Represent Avana’s values through leadership and decision-making.
- Focus on personal development and education, with and without the direct support of Avana.
- The role will be dynamic, resulting in changes to scope and job description to support the company as necessary. Be able to work flexible hours, including additional time spent when necessary.
- Attend and represent Avana at various community events and functions.
- Travel will be required for remote market projects on an as-needed basis.
Skills and Qualifications:
- A minimum of five (5) years experience in a property management leadership role.
- Must have a Bachelor’s degree in business or related discipline.
- Experience in a high-growth private company with preference given to those with real estate experience.
- Has an open mind, is an innovative thinker, curious, and hard-working. Ability to think very big picture while focusing on the details at the same time.

- Must be legally eligible to accept employment in Canada.
Compensation Package:
- Benefits: Dental and medical benefits package. 80% of the cost is covered by Avana. Option for employees to purchase disability and life insurance.
- Pension Plan: The Pension Plan will commence at the start of your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year four and 5% of salary matched in year five.
- Vacation Entitlement: 20 business days per year. Must be accumulated prior to taking them.
- Annual Bonus: Opportunity to earn up to 10% of salary as an annual bonus.
- Parental Leave: Once an employee has worked a full year (12 months) at Avana, they are eligible for four (4) months of salary top-up to $15,000, with ongoing benefits based on the terms stated above. Pension matching will not apply for the duration of the period of leave. If an employee provides their resignation within 24 months of the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
- Probation Period: The probation period is 90 days from the start date.
- Resignation Notice: A resignation notice of 30 days is required to be provided to Avana if, for any reason, the employee is to resign from the organization.
- Criminal Record Checks are required for all Avana employees prior to being hired. This is to be obtained at your expense and will not be reimbursed by the Employer.
