We are hiring a Leasing/Property Manager within our Edmonton portfolio. They will also enjoy working with people in a team environment and leading with excellence. They will be responsible for showing available suites, qualifying prospective clients, and successfully negotiating leases to achieve optimal value for Avana while ensuring client satisfaction throughout every step of the customer journey. The successful candidate will be responsible for the complete professional management and overall customer service of their designated property and resident portfolio, acting as the main point of contact.
On a day-to-day basis, the Leasing/Property Manager will report directly to the Edmonton Team Lead. Organizationally, this role will report directly to the Vice President, Residents. This is a full-time salary role designed to manage the customer experience and daily operations for one of Avana’s existing residential rental property portfolios and the associated residents.

Key Responsibilities:
Leasing
- Collaborate with Marketing and Communications to promote vacant suites and campaigns to prospective residents.
- Handle client inquiries from all channels, conduct suite showings, execute the application process, and close sales promptly and in a timely manner.
- Proactively seek leads for prospective residents and match them with suitable suites that properly meet their needs and desires.
- Perform reference and credit checks as well as all other administrative duties related to assessing the viability of prospective resident applications.
- Finalize all necessary details with residents and execute lease agreements via DocuSign or similar software.
- Document all prospect and resident interactions, assist with applications, and maintain KPI records for monthly reporting such as online customer reviews, a minimum close rate, and maximum vacancy + bad debt.
- Ensure a positive resident experience from initial contact, through possession, and to move-out, ensuring we have exceeded their expectations.
Property Management
- Complete professional management, acting as the ongoing primary point of contact for all residents, scheduling and executing walk-throughs, rent collection, arrears management, monthly review and submission of all related reports, and collections of delinquencies.
- Ensure overall customer service, including implementation of seven (7), 30, and 90-day resident checks for newly acquired residents.
- Manage lease agreements, resident relationships, and maintenance requests.
- Ensure you are well-educated and adhering to the provincial tenancy laws and regulations.
- Initiate and maintain relationships with trades/vendors as well as oversee property and seasonal maintenance. Hire and provide maintenance staff with identified deadlines and ensure they are met. Gather quotes and gain approvals for all maintenance work.
- Oversee ongoing seasonal maintenance such as landscaping, snow removal, and regular cleaning of common areas (i.e. show suite) at the highest standard. Ensure your portfolio of properties is always well-maintained and visually appealing. Oversee quarterly suite inspections.
- Maintain a shared calendar for key property activities such as upcoming lease renewals, move-in and move-out inspections, quarterly inspections, and Office of Residential Tenancies Hearings.
- Attend and represent Avana at various community events and functions.
Skills and Qualifications:
- Class 5 Driver’s License with clean driver’s abstract.
- Proven experience in the real estate/property management industry is considered an asset.
- Preference will be given to applicants with a post-secondary education degree or equivalent experience in a related field.
- Possess great customer service, transparent communication, and strong sales skills.
- Preference to work in a fast-paced environment and a commitment to excellence.
- Accuracy and attention to detail, with fantastic organizational, problem-solving, and time management skills.
- Ability to exercise tact and maintain confidentiality at all times.
- Work independently with the ability to be a team player.
- Marketing knowledge/experience would be considered an asset.
- Computer literacy is required. You will be required to use property management and accounting software as well as Google Workspace, Adobe, and Microsoft Office programs. Experience with Yardi is considered an asset as well.
- Must be legally eligible to accept employment in Canada.
Compensation Package:
- Benefits: Dental and medical benefits package for qualifying employees. 80% of the cost is covered by Avana. Option for employees to purchase disability and life insurance.
- Pension: The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year four and 5% of salary matched in year five.
- Vacation Entitlement: 20 business days per year. Must be accumulated prior to taking them.
- Annual Bonus: Opportunity to earn up to 10% of salary as an annual bonus.
- Parental Leave: Once an employee has worked a full year (12 months) at Avana, they are eligible for four (4) months of salary top-up to $15,000, with ongoing benefits based on the terms stated above. Pension matching will not apply for the duration of the period of leave. If an employee provides resignation within 24 months of the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
- Probation Period: The probation period is 90 days from the start date listed.
- Criminal Record Checks are required for all Avana employees prior to being hired. This is to be obtained at your expense and will not be reimbursed by the Employer.
