Maintenance Manager

Avana is hiring a Maintenance Manager for our Edmonton portfolio. The successful applicant will be a professional, self-reliant, trustworthy, and efficient individual who has endurance, ability to follow instructions and commitment to safety, responsible for our on-site manual labour tasks, and supporting the operations of Avana’s property portfolio. You will be responsible for a variety of maintenance work on our properties, from interior repairs, upkeep to exterior site maintenance, and minor landscaping needs, where needed.
On a day-to-basis, the Maintenance Manager will report directly to the Team Leads and Director, Resident Engagement. Organizationally, this role will report directly to the Vice President, Residents.

Key Responsibilities:
- Have a good understanding of basic thermostat, plumbing, electrical, and mechanical issues.
- Effectively manage all resident and property management requests for maintenance.
- Response times for resident maintenance tickets include initial communication within one (1) business day and completed maintenance within five (5) business days.
- Work collaboratively with other Maintenance and Site Managers to support all maintenance needs throughout all Avana’s owned property assets.
- Complete move-out walkthroughs with the Property Manager to estimate repair costs and time.
- Adjust doors and locks due to shifting of the rental unit. Replacement of weather stripping on exterior doors.
- Tighten, replace, and/or install various items including lights, light bulbs, doorknobs, closet shelving, appliances, doors, flooring, faucets, and replacement of p-traps.
- Repair and/or install of interior handrails, toilet paper holders, and towel holders.
- Minor plumbing maintenance and repairs.
- May be required to perform basic maintenance on kitchen appliances, washers, and dryers.
- Move-out cleanings of rental properties and/or appliances as required.
- Drywall patching, minor and major interior painting, trim removal/replacement, and caulking.
- Run dehumidifiers in rental units. Cleaning of mould and use of anti-mould cleaning sprays.
- Reset codes on battery-operated, electronic-entry keypad deadbolts.
- Test, replace or change batteries of smoke detectors and keypad deadbolts as needed. Use of heat guns to thaw frozen doors and/or locks.
- Notify, execute, and report maintenance of homes (quarterly inspections, fire alarm checks, filters, duct cleaning, etc.). Replacement of furnace filters as required.
- De-ice and remove snow on properties' sidewalks.
- Overall site cleanliness management and landscaping maintenance, including but not limited to weed control, seasonal sprinkler blowouts, exterior waterline checks, driveway sealing, etc.
- Maintain vehicle(s) and equipment/tools.
- Enforce and follow site safety rules to minimize work-related accidents and injuries.
- Attend and represent Avana at various community events and functions.
Skills and Qualifications:
- Class 5 Driver’s License with clean driver’s abstract.
- Preference to work in a fast-paced environment and a commitment to excellence.
- Accuracy and attention to detail, with fantastic organizational, problem-solving, and time management skills.
- Heavy lifting, working outdoors, and manual labour tasks are a large focus of the role.
- A team player with a strong ability to work independently, self-schedule, and efficiently manage.
- Ability to exercise tact and maintain confidentiality at all times.
- Pride yourself on high-quality work.
- Ability to be a team player.
- In this position, you need to be flexible as required to work outside of regular office hours, including evenings and weekends during busy seasons or times of the month.
Compensation Package:
- Salary Range: $55,000 – $75,000 based on education and experience. Salaries are reviewed annually in October.
- Benefits: Dental and medical benefits package for qualifying employees. 80% of the cost is covered by Avana. Option for employees to purchase disability and life insurance.
- Pension: The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year four and 5% of salary matched in year five. Avana’s matched portion vests 12 months after the first contribution.
- Vacation Entitlement: 20 business days per year. Must be accumulated prior to taking them.
- Annual Bonus: Opportunity to earn up to10% of salary as an annual bonus.
- Parental Leave: Once an employee has worked a full year (12 months) at Avana, they are eligible for four (4) months of salary top-up to $15,000, with ongoing benefits based on the terms stated above. Pension matching will not apply for the duration of the period of leave. If an employee provides resignation within 24 months of the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
- Probation Period: The probation period is 90 days from the start date listed.
- COVID-19 Protocol: Avana requires employees to be fully vaccinated. Exemptions may be made for anyone who has a confirmed medical diagnosis with a doctor’s note.
- Criminal Record Checks are required for all Avana employees prior to being hired. This is to be obtained at your expense and will not be reimbursed by the Employer.
