
Vice President, Residents

Position Overview:
Avana is hiring for a Vice President, Residents position. The successful applicant will bring both strategic thinking and strong, hands-on experience in executing an impactful purpose-led resident experience. The organization is growing and changing rapidly, and the right person for this role will not only be comfortable in this kind of fast-paced and dynamic environment, you will also feel energized and excited by the diversity of priorities and the opportunity to use their broad scope of property management experience daily. This full-time, permanent position is based in Regina, SK. We are open to meeting exceptional candidates who may need to relocate if not currently residing in Regina.
The Vice President, Residents, will lead the overarching strategy, successful development of initiatives and ongoing daily operations of the rapidly growing Residents division. This division is responsible for Avana’s Resident experience, prospective and existing resident relations, and managing and maintaining all Avana residential and commercial assets. The Vice President, Residents, will report directly to Avana’s Chief Culture Officer with a dotted line to the Senior Vice President, Operations.
Key Responsibilities:
- Oversee and direct Resident experience and relations throughout all touchpoints of the audience journey, develop strategies and initiatives in alignment with Avana’s purpose, and identify and plan differentiated and impactful tactics to optimize all aspects of Resident engagement.
- Build, manage and mentor a high-performing, committed and enthusiastic Residents division, including the Team Lead, Property Managers, Rental Home Specialists, Maintenance and Site Managers, developing a thriving team environment and culture with strong staff retention.
- Oversee the internal and external management and maintenance of all Avana residential and commercial assets in Canada & the US, from property launch planning, throughout lease-up and ongoing. Proactively ideate solutions for financial and operational efficiencies and excellence.
- Lead the development, implementation and ongoing execution of new and refreshed Residents' department processes and procedures.
- Develop and oversee onboarding and training programs for the Residents division to ensure all KPIs are met or exceeded, inclusive of but not limited to closing ratio, vacancy and retention rates, arrears collections, maintenance response times and resident feedback.
- Forecast all short and long-term hiring as well as outsourcing needs.
- Direct, conduct, support, and perform market research collection, analysis and interpretation of market data to identify challenges and opportunities for growth, in alignment with the Vice President, Marketing. Work collaboratively in the ideation and development of engagement tactics.
- Prepare internal and external reports and presentations on Avana’s monthly performance KPIs, resident data and supporting metrics for the EVP and cross-functional leadership team.
- Collaborate and work effectively with the Brand division to align objectives and create marketing strategies to promote property suites, fill vacancies, and optimize the client and resident experience with our target audiences, prospects, and existing residents.
- Identify strategic benchmark brands and competitors, evaluate their strategies and positioning and devise counter-strategies.
- Maintain Avana’s brand standards and ensure compliance and consistency across all external communications with residents.
- Build strategic, long-term relationships with employees, clients, government officials, stakeholders, and all third-party partners who provide services for the organization.
Skills and Qualifications:
- Post-secondary diploma or degree in business administration. Experience may be considered in lieu of education if technical proficiency is demonstrated adequately.
- Minimum 7-12 years of proven experience in leadership as well as property management, real estate or a related discipline.
- Class 5 Driver’s License with clean driver’s abstract.
- Ability to work in a fast-paced environment and a commitment to excellence.
- Critical thinker with solution-focused, problem-solving skills, excellent time management skills as well as great interpersonal and communication skills.
- Outstanding communication, presentation and leadership skills.
- Accuracy and attention to detail, with well-developed analytical, organizational and communications skills. Ability to exercise tact and maintain confidentiality at all times.
- Computer literacy is required. You will be required to use the G-Suite and Adobe. Experience with Yardi, or equivalent property management software, is considered an asset.
- In this position, you will be required to work outside of regular office hours, including evenings and weekends, as required.
Compensation Package:
- Salary Range: $110,000 – $150,000 based on education and experience.
- Benefits: Dental and medical benefits package. 80% of the cost is covered by Avana. Option for employee to purchase disability and life insurance.
- Group RRSP and RRSP Match Program: 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year 4 and 5% of salary matched in year 5. Avana’s matched portion vests 12 months after first contribution.
- Vacation Entitlement: 4 weeks.
- Annual Bonus: Opportunity to earn up to 10% of salary as annual bonus.
- Parental Leave: Inclusive of four (4) months of salary top-up, up to a maximum of $15,000 total, with ongoing benefits based on the terms, stated above. RRSP matching will not apply for the duration of the period of leave. If an employee provides resignation within 24 months of the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
- Probation Period: The probation period is 90 days from the start date listed.
- COVID-19 Protocol: As of October 31, 2021, Avana requires all employees to be double vaccinated.
- Resignation Notice: A resignation notice of 30 days is required to be provided to Avana if for any reason the employee is to resign from the organization.
